The fulfillment floor between the garage and the 3PL.

Every e-commerce business hits the same wall: the garage is full, the 3PL wants volumes you don’t have yet, and the storage unit prohibits the packing bench. The answer is a small warehouse floor of your own: racked vertical, packed by the door, picked up by the carrier.

Who runs fulfillment here

From side hustle to season-proof.

The marketplace operator

Facebook, eBay, Poshmark, Whatnot: inventory racked by category, a photo corner that upgrades every listing, and a pickup address that isn’t your driveway. The playbook was written for this partner.

The Amazon / Shopify brand

FBA prep, overflow inventory, returns processing, direct-fulfilled SKUs, the operations the 3PL does badly or expensively at small volume.

The subscription & kitting shop

Long pack benches, bins in pick order, a wall calendar with one circled date a month. Kitting wants floor plan control no shared warehouse gives you.

The seasonal heavyweight

Q4 is 60% of the year: rack high, stage early, and rent the adjacent bay for the season instead of the year, ask about short-term overflow at your park.

The fulfillment spec

The money

What fulfillment space costs.

Ask the Welcome Team for current availability and a written monthly quote. Confirm the lease structure, recurring charges, separate costs and scheduled increases before signing.

Against the alternatives: a 3PL at small volume runs pick/pack/storage fees that swamp the margin on low-ticket SKUs; a storage unit is cheaper and illegal for the use. The bay is the honest middle: fixed, predictable, yours.

Fit-out is nearly nothing, Tier 0: racking, bench, labels, work.

We lease the space. We don’t run the 3PL. If you’re looking for someone to hold and ship your inventory, that’s a different kind of company, and there are good ones.

The cube argument

Rent the cube, not the floor.

E-commerce is the business type where clear height pays most literally. Inventory doesn’t care about floor area, it cares about cubic feet. A 1,500 SF bay at 25 feet clear, racked to three levels, holds what a 2,500+ SF bay at 12 feet holds, at hundreds of dollars a month less. When you compare spaces, do the division on the cube.

Layout does the rest: racking in back, pick lanes in the middle, pack bench and staging by the door, photo corner where the light is, the zoning method sketches it in an evening. The two highest-ROI square feet in the bay are the packing station by the door and the photo corner.

And when the 3PL conversation finally makes sense at real volume, you’ll negotiate it from a working floor with clean numbers, not from a garage at Christmas.

Straight answers

E-commerce questions, answered straight.

Yes: grade doors take liftgate deliveries directly into the bay, and a pallet jack does the rest. If you’re running regular LTL, tell us the cadence and we’ll point you at the parks where the apron geometry makes it painless.

Routine: UPS, FedEx, and USPS pick up across our parks daily. Your unit address goes on the label; the driver knows the gate.

Northern-park bays are heated; humidity control is a small add (a dehumidifier or mini-split) rather than a build. If your inventory is genuinely climate-critical, say so and we’ll match you to the right building honestly.

At several parks, yes, and short-term overflow space for Q4 is a conversation we have every September. Reserve early; the season is everyone’s season.

Access hours, entry systems and security features vary by park. Confirm that the available arrangements suit your Q4 working hours before you sign.
