Auto shop space from a landlord who says yes.

Most commercial leases exclude automotive with one boilerplate line, and most listings hide the one spec that gates your build: clear height under the lowest obstruction. We confirm the specs bay by bay, split automotive into what it actually is, and give every use a straight answer in writing.

Illustrative uses

Ways an auto business could use a bay.

The detailer with four bays

Shop Talk E002 is an illustrative sample of a mobile detailer moving from one bay to four: wash, correction, coating, cure. Real partner episodes are not yet published. Get the first episode when it drops.

The fabricator next door

Auto partners share aprons with welders, contractors, and e-commerce ops, neighbors who understand a compressor running at 7 a.m.

The mobile fleet base

Vans loaded the night before, parts crib locked, one indoor bay for the jobs the driveway can’t do.

The recon operator

Dealer overflow prepped off-lot, wash, detail, light mechanical, with a parking plan in the lease instead of a fight in the lot.

The standard nobody publishes

“Lift-ready” is a defined product here.

When a United Flex bay is called lift-ready, that phrase has contents: a stated clear height measured to the lowest obstruction in the lift zone (not nominal ceiling, a “12-foot building” with duct at 11’ is an 11-foot building); slab documentation against the lift manufacturer’s spec, with anchor zones kept clear of control joints; a dedicated 208 to 240V circuit path; and written landlord approval before installation; timing depends on the bay, equipment and required permits.

And the anxiety underneath it all, sinking anchored, immovable equipment into a building you don’t own, deserves a straight answer too: ask for the renewal, removal and restoration terms in the proposed lease before committing to equipment. When your lift bolts into our slab, we treat that as the beginning of a long partnership, because that’s exactly what it is.

One more feature that sounds like a bug: many of our bays run dry-shop, no floor drains. A bay drain that reaches the ground is a federal liability nobody should want; absorbents-and-vacuum operation keeps you clean with the EPA and us insurable. We say it out loud so you don’t discover it later.

The money

What auto-capable space costs here.

Ask the Welcome Team which bays can support your auto use and request One United Price in writing, including recurring charges, separate costs and scheduled increases.

Budget the build honestly with the fit-out cost guide: most mechanical shops open at Tier 1 to 2 (circuits, air lines, coated floor, then the lift), and detailing studios often open at Tier 1 with lighting as the main spend.

The real saving isn’t rent, it’s the six months of searching and the conditional-use gamble you skip when the landlord already said yes.

The problem we built for

The industry everyone rents to last.

Here’s the trap every auto entrepreneur knows: your use is excluded from most commercial leases by one boilerplate line, permitted by right mostly in industrial zones, and a conditional-use permit costs thousands of dollars and months of hearings with no guarantee. Meanwhile the one spec that gates your build, clear height under the lowest obstruction in the lift zone, appears in exactly zero listings. So you burn a season touring buildings that were never viable.

The demand side makes it stranger: the average independent shop runs about six bays, dealerships have lost roughly 12% of service visits to independents and mobile operators since 2018, the average vehicle on the road is nearly 13 years old, and the country’s stock of service bays has been shrinking, as the old corner-garage format disappears.

That gap: growing demand, shrinking bays, landlords who won’t engage, is a market. We decided to be the landlord who does the homework instead of the one with the exclusion clause.

Straight answers

Auto questions, answered straight.

At lift-approved bays, yes, with sign-off and manufacturer-spec installation. Plan ~12’ clear under the lowest obstruction for a standard overhead two-post; baseplate models fit lower buildings. Ask for confirmed height and slab information for the chosen bay, and allow time for landlord and permit approvals before installation.

Used-oil handling follows the federal playbook: labeled, sound containers, a licensed hauler, spill protocol, written into a short lease exhibit so both sides are covered. Many bays run dry-shop (no floor drains), which removes the biggest environmental trap in automotive leasing entirely.

Not by us. Detailing, coatings, tint, and PPF carry no lifts, no waste oil, and no spray-finishing regime, they’re among the cleanest, highest-revenue-per-foot partners in our parks and the welcome is wide open. If you wash indoors, we’ll walk the wash-water answer for that specific building.

Not as a default. Spray finishing triggers federal air rules, fire code, and permitting, it’s a separately negotiated right with documentation at the few buildings where it can work. We’d rather tell you no in one phone call than maybe for three months.

A real number, in the lease, per park, assigned spaces plus a no-derelict-vehicles rule that protects you from your neighbors as much as them from you. Recon and dealer operators: bring your inventory count and we’ll plan the lot honestly.

Somersworth for purpose-built small-bays; New Fairfield for detail studios. Permitted uses vary by property, tell us your segment and we’ll answer for the specific address in writing.
