New Fairfield is a residential lake town by design. Candlewood Lake, Connecticut's largest, was flooded into being in 1928 for hydroelectric power, and the town that grew around it zones almost nothing for industry. No train station, no interstate, and effectively one industrial street: Dunham Drive. That scarcity is the point. A shop address in this town barely exists, and this is it.
Two buildings make the most of the monopoly: 9 Dunham (18,000 renovated square feet of shop bays, garage doors, and micro suites) and 7 Dunham next door, with larger bays below and a floor of offices above. Listed sizes range from 160-square-foot micro rooms to a 1,871-square-foot second-floor office. The Welcome Team confirms what is currently available.
Route 37 runs from the town center straight down to Danbury (the area's job and retail hub) and I-84 Exit 6, about fifteen minutes door to door. The New York line is the town's western edge; Brewster and I-684 are twenty minutes, which matters for crews that work Putnam and northern Westchester. Sherman, Brookfield, and New Milford fill out the service ring. Based here, a contractor covers the whole Candlewood region without fighting Danbury traffic twice a day.
Candlewood Lake drives a working economy most towns don't have: marine service, dock builders, landscapers on estate contracts, property managers with dozens of waterfront keys, and every fall a scramble for winter boat and trailer storage. The building's six overhead-door garage bays serve exactly that market, and the trades that keep five towns of lakefront property running keep a base two minutes from the town center here.
The town center at Routes 37 and 39 covers coffee and the bank; the serious supply runs go to Danbury, fifteen minutes down 37. Squantz Pond and the lake ramps are minutes away when the workday ends early. Ask the Welcome Team for current availability, a written quote and a tour time. Confirm which utilities and other charges you pay separately before signing.

New Fairfield questions, answered.
9 Dunham is the renovated 18,000-square-foot main building: 13 feet clear, ten drive-in doors, six garage bays, 200-amp service, micro suites, and second-floor offices with an elevator. 7 Dunham, next door, adds larger shop bays on the ground floor and a level of office suites above. One street, one landlord, both gates.
Ask the Welcome Team to confirm access hours, security arrangements and tour options for your chosen unit.
Construction, manufacturing, professional services, and storage all operate in the building today. It's New Fairfield's industrial address. Marine and seasonal storage uses fit naturally; anything unusual, ask first and we'll give you a straight answer on the town's rules.
Price on request. One United Price means your written quote sets out base rent and any recurring property charges together. If the lease is triple-net, those charges include your share of building taxes, insurance and upkeep. Utilities and your own business insurance are separate. Confirm the bay's billing arrangements, deposit, annual increases and any year-end adjustment before you sign.
