Somersworth has been making things since before New Hampshire had cities to compare it to. The Salmon Falls River drops about a hundred feet in a single mile here: enough falling water that the Great Falls Manufacturing Company built its cotton mills on the banks in 1822, and enough industrial DNA that the city later spent decades building electric meters at the GE plant. The mills found new lives and the meter plant has changed hands, but the working character never left: Somersworth is the smallest of New Hampshire's thirteen cities by land area. Ten square miles, "the Hilltop City," with almost no ground that isn't used for something.
The park has listed micro, shop, flex and warehouse space. Ask the Welcome Team about the layout, office and bathroom provision, access and written quote for your chosen bay. Ask the Welcome Team for the usable clearance under the lowest obstruction.
Somersworth is the middle city of the Tri-Cities: Dover ten minutes down NH 108, Rochester about twelve up the Spaulding Turnpike, with Exit 9 at Indian Brook Drive putting the turnpike minutes from anywhere in town. High Street (Route 9 through the city) carries the commercial spine: the upper end has grown into the chain-retail stretch, Tri-City Plaza and its Market Basket anchor the 108 side, and the turnpike runs everything south to Dover Point and the Portsmouth circle. A meaningful share of the Seacoast's workforce commutes through here. This is Portsmouth Naval Shipyard bedroom country. For a trades business that works Portsmouth one day and Rochester the next, this is the middle of the map: every Seacoast job site inside half an hour, without paying Portsmouth rent for a shop the customer never sees.
The Maine line isn't a drive from Somersworth. It's the river. The Salmon Falls is the state boundary, and the bridge into Berwick is a two-minute trip from most of town, with South Berwick just down Route 236. A meaningful share of the corridor's contractors work both sides of the line, and the arithmetic favors keeping the shop on this side: New Hampshire charges no sales tax on the materials, tools, and equipment you buy, a real number over a year of restocking a van. Maine-based businesses keep a Somersworth bay for exactly this reason. The address changes the cost of everything they load into the truck.
The workday logistics are short here: Market Basket and the Tri-City Plaza stores for the lunch run and the restock, upper High Street for everything else, downtown and the post office a few minutes out, and Willand Pond on the Dover line when the crew earns a break. Ask the Welcome Team for current availability, a written quote and a tour time. Not sure what size fits? (603) 606-9324We received your request about Somersworth. The United Flex team will follow up using the contact details you gave us. A request does not book a tour or reserve a space.
Somersworth questions, answered.
The listed specs include 200A or 400A three-phase service, grade-level doors and a 25-foot joist height where stated. Usable clearance depends on the lowest obstruction, including lights, ducts and sprinklers. Share your equipment needs so the team can confirm the electrical service, door opening and usable clearance for your specific bay before you commit.
Ask the Welcome Team to confirm access hours, security, snow service and tour arrangements for your chosen bay.
Trades, contractors, fabrication, e-commerce, storage and warehousing, and most working uses fit here. Auto repair and similar uses depend on the specific permits for this property: ask before you tour and we'll give you a straight answer, including when the answer is no and which of our parks can take it instead.
Price on request. One United Price means your written quote sets out base rent and any recurring property charges together. If the lease is triple-net, those charges include your share of building taxes, insurance and upkeep. Utilities and your own business insurance are separate. Confirm the bay's billing arrangements, deposit, annual increases and any year-end adjustment before you sign.
