The Census Bureau's Vintage 2025 estimates put Anna's population at 35,245, up from 16,896 at the 2020 Census: 109% growth in five years. On the Bureau's most recent one-year measure, Anna ranked fifth fastest-growing among U.S. cities over 20,000 people, and three of its neighbors, Celina, Princeton and Melissa, were in that national top five too.
Every new rooftop needs concrete, framing, plumbing, electrical, HVAC, fencing and a landscape crew, and in a few years the same houses need service calls and remodels. Most of the contractors serving Anna are headquartered in McKinney, Van Alstyne or Denton. They work here; until recently there was nowhere in Anna to be based.
That's changing on both sides. Holt Cat, the Caterpillar dealer, opened in Anna in November 2025. When the excavator dealer shows up, the contractors already have.
The market is more complicated than the growth number, and we are not going to pretend the wider north Collin County submarket is tight. What's true is narrower and more useful: there is very little in Anna itself. When we checked, the entire city had a couple of industrial listings, and none of them was a modern small-bay park with somebody actually managing the property. That's the thing we're bringing. Not scarcity: service, and a straight number.
US-75 runs right through Anna, which puts McKinney about fifteen minutes south, Sherman about thirty north and downtown Dallas around fifty (drive times are estimates; check your own route). FM 455 is the east-west connector to Van Alstyne and Blue Ridge, and SH-5 runs alongside US-75 as the older local road. Anna sits north of the Collin County Outer Loop, in the growth wave that has been moving up this highway town by town: Frisco, then Prosper, then Celina, then Melissa, then here.
Sherley Heritage Park downtown has the restored depot and a Mogul locomotive on display. Anna grew up on the rail line, and this town has always been where things get loaded and moved.

Anna went from 16,896 people at the 2020 Census to roughly 35,245 by mid-2025, about 109% in five years. On the Census Bureau's most recent one-year measure, Anna ranked fifth fastest-growing among U.S. cities over 20,000 people.
Price on request. One United Price means your written quote sets out base rent and any recurring property charges together. If the lease is triple-net, those charges include your share of building taxes, insurance and upkeep. Utilities and your own business insurance are separate. Confirm the bay's billing arrangements, deposit, annual increases and any year-end adjustment before you sign.

In Anna itself, not much: the city had only a couple of industrial listings when we last checked. The wider submarket has more space. If you're comparing, compare honestly; we'd rather you do that than take our word for it.
